Take a look at this new rendering, Schematic option #3. reduces the size of the garage from 4 bays to 2 and increases the parking for office and apartment use. Any of these options might suit a buyer's needs. CN-zoned permits up to 40% ground coverage and is well-suited for a variety of commercial uses. These three preliminary schematic concepts have been developed for consideration: Option 1: A mixed-use building featuring two residential apartments, multiple office suites, and four garage bays. Option 2: A layout accommodating four separate structures. Option 3: detailed above. Please note that these schematic plans are conceptual only and have not received any approvals. They are intended to illustrate potential development scenarios that may or may not be feasible under current zoning and permitting regulations. Additional details, including the zoning chart outlining approved uses, and site plans can be found in the attached documents.
