For sale is a historic town house in the heart of Deggendorf, which was first mentioned in 1686 and has witnessed Deggendorf's rich history over the years. The roof features exposed boarding on the existing rafters, supplemented by new rafters with Isofloc insulation (cellulose) and titanium zinc sheet roofing installed on top during the renovation. The new extension built during the renovation to the south of the property offers an exciting combination of historic old building and successful new construction with modern elements. Built on a solid reinforced concrete slab with frost aprons, the extension has a reinforced concrete intermediate ceiling and a glass roof ceiling with exposed rafters on the second floor. The walls here are made of brickwork, supplemented by a reinforced concrete wall to the west. As in the old building, the interiors are fitted with high-quality real wood floorboards. During the renovation, great importance was attached to preserving historical features. For example, the tiles, the floor tiles and the real wood floorboards were carefully removed wherever possible, professionally refurbished and reinstalled. The wooden box windows have also been preserved and give the property an invaluable flair when looking outside, while the new building has double-glazed wooden windows. The property is heated by gas central heating, which is supported by solar energy for water and heating. The heat is efficiently distributed throughout the building via wall heating. The living area on the second floor comprises the main bathroom with bathtub, while the top floor offers an additional bathroom with shower. The office area in the renovated old building, approximately 45 m² in size, is equipped with a kitchen and a WC. If the new owners do not wish to use the office themselves, the current tenancy agreement for the office can be continued.
