This detached house was built in 2001 in solid construction and is situated on a plot of approx. 625 m². With a living space of around 105 m² and a total of four rooms - including three bedrooms - it offers plenty of space for couples or families. The construction meets solid standards: Exterior walls made of 24 cm thick aerated concrete blocks, supplemented by 12 cm core insulation and an 11.5 cm facing shell, ensure good thermal insulation. The interior walls on the first floor are made of sand-lime brick (17.5 cm and 11.5 cm respectively), while lightweight walls were used in the attic. The reinforced concrete ceiling and the anthracite-colored pitched roof (38 degree roof pitch) underline the high-quality basic construction. On the first floor, you are welcomed by a spacious living area with a wood-burning stove (built in 2013), which creates a cozy atmosphere on chilly days. An open kitchen with fitted kitchen (also from 2013) equipped with all the usual appliances and direct access to the south-facing terrace with awning round off the first floor. The floors on this floor are tiled, although the flooring in the living and dining area is now in need of renewal. There is also a guest WC, a utility room, a storage room and the heating area under the stairs on this level, while the terrace offers a pleasant place to spend relaxing hours outdoors. The windows of the house are made of plastic and equipped with manual external blinds. There are three bedrooms on the top floor - one of which has a dormer window facing south - as well as a spacious bathroom with a bathtub and shower. The bedrooms are fitted with laminate flooring. The bathroom is functional but in need of renovation. Electric underfloor heating in the bathroom provides additional comfort. The general heating is provided by gas central heating. The converted loft can be reached via a pull-out staircase, which is missing the return springs. This area is ideal as additional storage space. The house has gas central heating from 2013. Originally, a central ventilation system with heat recovery and controlled ventilation was installed. After a defect, the ventilation system was taken out of operation and replaced by the current heating system in 2013. The controlled ventilation system has also been out of order for around two months. It is estimated that repairing this system would cost around 2,000 euros (no guarantee). There is also a solar thermal system on the roof dating from 2004, which is currently not functional. Outside, there is a carport and an adjoining tool shed for garden tools or bicycles.
