The production of goods and merchandise is an essential part of our economy. To be successful in an increasingly competitive market, it is essential to work efficiently and productively. A modern industrial hall can make an important contribution to this by creating optimal working conditions and facilitating production. The property on offer includes around 2,300 m² of modern storage or production space with separate office space. The property was built in 2007 and was converted and extended in 2020/21. The warehouse space extends over several building sections, which are connected internally. One building section / module has a size of approx. 2,300 m². The building structure is designed to enable efficient production and storage. Access from the outside is via roller shutters at ground level and, in the office building, via a glazed entrance door. The approx. 10 m high production halls are each equipped with a 6.5 t crane runway. The floor load is approx. 5 tons. Ground-level access roads (roller shutters) are installed to provide access to the halls. The installation of loading ramps for loading and unloading is possible and planned by the owner if required. The halls are heated by separate gas heating systems. Each section of the hall can be heated independently so that the temperature can be individually adjusted. The property is completely fenced in and has generous outdoor storage areas as well as 88 parking spaces. The property therefore offers sufficient space for the storage of goods as well as the production of goods. An energy certificate is currently being prepared and will be presented at the viewing.
