A remarkable combination of residential building, office extension and hall stands on a spacious plot in a quiet and mature residential area. Living, working and hobbies can be ideally combined here. Construction of the house began in 1983. The last work was carried out in 1995 to bring the property up to its current state. The house offers approx. 177 m² of living space on the ground floor and top floor and approx. 79 m² of usable space in the basement, part of which has been converted into living space. From the street, a few steps lead up to the entrance area of the house. Behind the entrance is the spacious living/dining area, which is laid out with Jura marble. Large windows create a bright atmosphere. The adjoining kitchen offers a fitted kitchen and direct access to the pantry. There is a further room for individual use as well as a guest WC with shower. An office wing has been added to the left of the entrance area. This is both accessible from the outside - which is ideal for customer traffic - and connected to the first floor via the hallway. The approximately 55 m² of commercial floor space is divided into an office room with large windows and a file room. On the top floor, a large master bedroom provides access to the south-facing balcony. One room is designed as a walk-through room with a bedroom at the rear. It could be separated. With a further room next to the marble-tiled shower room, you would then have up to four separate rooms of different sizes at your disposal. Three of the rooms are already equipped with air conditioning units. Due to the layout of the plot, the basement is at ground level with the courtyard, the carport, the hall and the garden. It therefore made sense to convert part of the basement into a living space and use it as a separate living unit for the family. The bedroom, the living/dining area, the kitchen with pantry and the shower room have windows that allow a view of the spacious courtyard. There is also a storage room and boiler room on this level, as well as the former garage, which now serves as a spacious storage room. A spacious roof was installed between the residential building and the hall to enable dry storage of materials. In addition, a hall with approx. 94 m² of usable space was built in 1995. It is equipped with a shower toilet and offers additional storage space in the attic. The hall is ideal for parking vintage cars, motorcycles or any other use. There is a 25 kWp photovoltaic system on the roof of the hall. The electricity from this stand-alone system is used by some of the appliances in the house and is not fed into the public grid. The garden is located behind the hall. This can be used as a play or recreational area. The entire property is not very visible due to the elaborate fencing, buildings and planting and offers a lot of privacy. The offer includes a separate plot of approx. 53 m² opposite the courtyard entrance. It can be used as an additional parking space for customers or guests or as an additional maneuvering space for your larger vehicles.
