Former vicarage: completely renovated in a new stylish country house flair. This imposing country house - originally built in 1806 with oak timber framing - combines historical charm with modern living quality. On a generous living space of approx. 220 m² plus an extendable annex (built approx. 1979) with approx. 60 m², the property offers 8 rooms in the main house, including two modern bathrooms, which provide plenty of space for wellness and relaxation. The parish garden, the associated plot of land, covers approx. 1746 m² and leaves hardly any wish unfulfilled for nature lovers and family people. The property was extensively renovated between 2006 and 2016. As part of this work, the original vicarage was lovingly restored and transformed into a spacious home in true country house style. Particular attention was paid to refurbishing the original wood paneling in the interior, which was supplemented with new real wood elements. The original study on the first floor was also restored and a further study was added on the upper floor. Modern wooden windows with glazing bars and double glazing were installed in 2006, offering both energy benefits and aesthetic enhancements. In the same year, the roof was re-roofed and fitted with thermal insulation to meet today's standards. Another important aspect of the renovations was the construction of a modern bathroom in 2010 as well as the refurbishment and partial renewal of the floors with real beech and oak wood. The west façade of the house, including the gable, was completely re-insulated in 2015 and fitted with slate roofing. Innovative technologies were also incorporated into the property. For example, a PV system was installed in 2021, further increasing the energy efficiency of the house. In 2023, the heating system was converted to a modern wood pellet heating system. This environmentally friendly solution complements the sustainable quality standards of the furnishings. The south-facing historic half-timbered façade needs work in the medium term. The country house is a listed building, which underlines the historical value of the building. This unique property cleverly combines the values of bygone times with modern living comfort. Potential buyers can look forward to a property in mint condition that combines the charm of a lovingly restored historic building with state-of-the-art technical equipment. The property on offer is ideal for families or individuals looking for a stylish home with a historical background. The entire ground floor with extension is also suitable for senior living, as the main access to the house is already equipped with a wheelchair-accessible ramp plus a covered entrance area. Despite the age of the house, it is largely in mint condition and is waiting to be filled with new life.
