In the mountain and university town of Clausthal-Zellerfeld, not far from the center and in the immediate vicinity of the TU campus, lies this historic two-family house on a plot of approx. 550 m². The house was built before 1900 and is part of a listed building. The house currently has 2 apartments with a total of approx. 231 m² of living space, both of which are rented out. On the first floor there is an approx. 81 m² 3.5-room apartment with kitchen and bathroom with shower and WC. This apartment was completely gutted and rebuilt in 1998. The electrics, water and sewage pipes, heating, bathroom, all ceilings and walls were renewed. The windows were replaced in 2012. On the upper and top floor there is an approx. 150 m² 4-room apartment with 2 bathrooms (1 x shower, 1 x bathtub) and a kitchen. This apartment was completely renovated in 2005. In addition to the renovations listed in the other apartment, the attic and the sloping ceilings were newly insulated and new skylights were installed (2012). Outside, the rear façade (wood and slate) including insulation was renewed in 2014. A small terrace was also built for the tenants in 1998. In the shed, part of the foundation and parts of the base structure were renewed in 2010. A further residential extension would probably be possible here. The very moderate rent is currently EUR 21,840 per year and could easily be increased in this location. This rent is achieved by letting the rooms individually to students. This is very possible due to the immediate proximity to the TC area. The house has a partial basement with a vaulted cellar. The house is a listed building and therefore an energy certificate is not necessary. Arrange a viewing appointment with us to see these properties in person. Mrs. Keller/von Poll Finance will be happy to assist you with the financing.
