This villa, built in 1909 and purchased in 1913 by publishing bookseller Martin Oldenbourg (1862-1938), is located in the popular villa colony of Neubabelsberg, not far from Lake Griebnitz. With its historic architecture, it blends in with its surroundings of predominantly classic villas. The property has a size of approx. 1260 m². The villa was completely renovated in 2005-2006 and divided into 3 residential units and a commercial unit in the basement and was used in this form until the end. It is possible to merge and return to the original use. The historic façade structure was preserved and the interior brought up to a contemporary standard: new parquet floors, fireplaces, fitted kitchens, daylight bathrooms and central heating. The high ceilings, wooden doors and the predominantly preserved and refurbished wooden windows contribute to the preservation of the original charm of the old building. On the top floor of the house there is an open-plan, modern living unit with large windows and a spacious layout. This villa is ideal for families or for living and working. In addition to good qualities for representative purposes, it also offers maximum flexibility and comfort. There are two parking spaces for vehicles on the property. An outbuilding planned as a garage is used for storage purposes. The fully developed basement offers additional space that can be used commercially or for other purposes, e.g. for hobbies, wellness or as a granny annexe or guest area. A spacious terrace and a balcony, both surrounded by the extensive garden, invite you to spend relaxing moments outdoors. Here you will find plenty of space for social gatherings or quiet hours in the open air. The central yet quiet location of the villa offers excellent connections to the capital city of Berlin as well as close proximity to schools and daycare centers, which are within easy walking distance. Shopping facilities and the Griebnitzsee S-Bahn station are also just a 10-minute walk or bike ride away.
