In the municipality of Wangerland, around three kilometers from the North Sea coast as the crow flies, there is an approved vacation resort with currently nine vacation apartments and a resilient revenue base. In recent years, the resort has reliably generated an annual turnover of around € 155,000. After the takeover, a revenue path to approx. € 180,000 p.a. can be realized in the short term via two specific adjustments; we will explain the details in a discussion. There is also potential for higher occupancy rates. A development plan is available and will be presented at the meeting. The ensemble combines substance, history and energy efficiency: the main building and outbuildings (1969; Hotel Garni until 2021) now house nine vacation apartments, a breakfast kitchen, laundry and a conservatory (2000). An extension from 2003 adds two more units and a solar thermal system. Between the main house and the apartment building is a warehouse with photovoltaics built in 2008 and rented out on a long-term basis. A three-party house was added in 2012, which is almost self-sufficient thanks to photovoltaics, liquid gas and split air conditioning systems (heating/cooling); excess PV energy is fed into the grid. The operation was largely owner-managed and only supplemented by a small number of staff. Cleaning was carried out partly by the owner and partly by staff. Based on experience, fixed costs are around € 20,000-30,000 p.a. (variable depending on the future operator concept). A "soft" handover is assured; the high regular guest rate and advance bookings for the following year can be taken into account. The floor space structure is comprehensible: 608.60 m² living space and 234.09 m² usable space (total 842.69 m²; according to owner/plans). The apartments have modern bathrooms with showers, fully equipped kitchens, TV and WLAN; a fiber optic cable provides up to 300 Mbit/s. Efficient climate and energy management is ensured by split air conditioning systems (heating/cooling), a gas condensing boiler for the main complex and a liquid gas system for the 3-party house. The energy infrastructure includes photovoltaics with a total of 60 kWp (2010: 30 kWp, 2012: 30 kWp) and solar thermal energy of approx. 23.5 m² (2003). Wastewater is disposed of via a small sewage treatment plant (2009) with an upstream three-chamber sewage treatment plant (2012); serviced in 2019 and approved for a further 15 years. The site is under video surveillance. There are 13 parking spaces and a mobile wallbox for guests (charging capacity on request). Outside there are terraces, a jetty, pond and several barbecue areas; a log cabin (5 × 5 m) completes the offer. The warehouse covers approx. 168 m²; three robotic lawnmowers take care of the open spaces. The location in Wangerland offers short distances to coastal towns and maritime destinations. Extensions are possible, subject to approval: up to eight additional vacation apartments on the adjacent open space included in the offer; alternatively camping/tent use; additional living space through new construction/conversion in the warehouse area; the main house can also be expanded to include a restaurant/café or a small hotel, thus creating a further source of income from day guests.
