Prestigious general's villa with a historical background The spacious property is located in a prime, quiet residential area and impresses with its classicist façade, high ceilings, spacious room layout and numerous original details such as stucco decorations, historic parquet floors and stylish window fronts. It offers a unique living ambience with history and character - ideal for lovers of stylish old buildings or as a prestigious company headquarters. With its prominent address in Hohenzollernstrasse, the villa is located in the immediate vicinity of Breisach's historic old town and the Rhine. The surrounding area is characterized by high-quality residential buildings, old avenues and an upscale residential environment. A rare gem with character, history and potential: a prestigious general's villa with a historical background. A rare gem with character, history and potential. The first floor apartment is currently rented out. It will become vacant in the course of the sale. This means that the entire property can be occupied by the future owners themselves. Both residential units each have 6 rooms. The entire property was extensively modernized with great attention to detail between 2003 and 2018. Both structural and technical measures were implemented with the aim of preserving the historic charm of the house while creating contemporary living comfort. In 2024, the wastewater pipes were also professionally replaced, further significantly improving the infrastructural quality of the building. This measure contributes to the long-term preservation of the property's value and frees the future owner from potential follow-up costs in this area. Overall, the property is in an extremely well-kept condition - ideal for investors or owner-occupiers who demand quality, security and substance. Historical background of this property: Cultural monument "former artillery barracks / Vauban quarter" in Breisach The town of Breisach was an important garrison town from 1893 until the end of the First World War. In 1897, the construction of a new artillery barracks with an officers' mess was planned, the completion of which began in 1900. From 1903, the I Battalion of Foot Artillery Regiment No. 14 moved into the barracks. The garrison was disbanded in 1918. After the Second World War, French forces used the area ("Quartier Vauban"). The building structures were largely preserved, making the ensemble an outstanding example of military architecture from the imperial era. The urban layout, the associated open spaces and functional assignments such as the parade ground, barracks courtyard and crew buildings are particularly striking. The ensemble is also valuable as an expression of French post-war use - for example through the renaming of buildings (e.g. "Caserne Vauban") and the commemoration of the 10ème régiment du génie (1946-1973) and the 435th CAA. The barracks are a cultural monument according to § 2 DSchG due to their scientific and historical significance. Its preservation is in the public interest, particularly because of its documentary and exemplary value. Cultural monument "former Breisach fortress" The site is located in the area of the baroque fortifications from the 17th century. There were once outworks, an outer moat and perimeter fortifications of the inner and outer fortress structures, as archaeological investigations have shown (see B. Jensch: Spuren barocker Festungs- und Belagerungswerke bei Breisach am Rhein, Fundberichte Baden-Württemberg, vol. 20, 1995). The extent to which the structures have been preserved as archaeological monuments must be examined in detail. Any measures must be coordinated with the archaeological heritage authorities.
