Planning law information Ostseebad Zinnowitz, parcel 5, plots 28/7 and 28/10 The plots 28/7 and 28/10 of parcel 5 in Ostseebad Zinnowitz are located outside the boundaries of the 2nd amendment to the 1st amendment to the clarification statutes with rounding off and extensions for the built-up area of the Ostseebad Zinnowitz - south of the Wolgast-Ahlbeck railroad line and are therefore to be assessed as an outdoor area under planning law. The permissibility of building projects in the outdoor area is governed by Section 35 BauGB. In the effective land use plan of the municipality of Ostseebad Zinnowitz, plot 28/7 of parcel 5 is designated as a restricted commercial area. Plot 28/10 of parcel 5 is designated as mixed building land. In the new land use plan to be drawn up, parcels 28/7 and 28/10 are to be designated as mixed building land. It is not possible to say when the process of drawing up the new land use plan will be completed. In addition, plot 28/10 of parcel 5 is located within the scope of the development plan no. 43 for the "Mixed area on Ahlbecker Straße" of the municipality of Ostseebad Zlnnowitz, which is currently being drawn up, and within the change ban in conjunction with development plan no. 43 "Mixed area on Ahlbecker Straße". A concrete development plan draft is not yet available. Furthermore, both parcels of land are partly located within the advertising facility statutes of the municipality of Ostseebad Zinnowitz.
