The approx. 85 m² commercial space on the first floor of the new "Hbf. 7 am Lindenhofplatz" building is located directly at the south portal of Mannheim Central Station - in the first row to the newly designed Lindenhofplatz and right next to the new bicycle parking garage.
The spacious, floor-to-ceiling glazed commercial area is very bright and inviting, can be opened up to the square via opening elements and is therefore also suitable for attractive outdoor seating. A separate storage area and two guest WCs are provided, and parking spaces can be rented in the neighboring multi-storey parking lot. Completion is expected by the end of April 2026.
We are primarily looking for an operator who can establish a clearly recognizable, service-oriented offering at this highly frequented location - ideally as a café or coffee-to-go with seating, as a bakery/baked goods concept with sandwiches, pretzels, croissants and a small patisserie section or as a high-quality kiosk & go location with coffee specialities, cold drinks and sweet and savoury snacks.
Equally conceivable are "non-food-oriented concepts" that meaningfully complement the station and the square, e.g. a compact service or convenience offering (newspapers/press/tobacco in a high-quality version), a regional store, a small travel/commuter store, a flower or gift concept or a mix of coffee corner and selected non-food items. The decisive factors are good visibility to the outside world, quick usability and a clear profile for travelers, commuters, residents and employees of the surrounding offices.
To make it easier to compare applications, we ask interested parties to submit a brief operator concept that describes the positioning, target group, product range (food or non-food), type of service and the planned use of the outdoor area; simple visualizations or a mood board can also be included. In addition, we would like to see a brief business plan with the usual key data as well as a brief technical concept in which the planned equipment and cooling/storage options (operation on 230 V) are mentioned. The aim is to select a concept that is sustainable in the long term, suitable for the location and makes optimum use of the high-quality situation close to the railroad station.
