Haus Nordmeer" is an established residential and commercial property in an outstanding location on the North Sea island of Borkum. Located directly on the main pedestrian zone Bismarckstraße, the building is only a few steps away from the train station and the main beach - a location with high pedestrian frequency and optimal visibility. Built in 1912, the building is one of the island's key urban properties and is part of a subsidized redevelopment area in the spa district. With a total usable area of around 2,130 m², the property combines commercial space on the first floor with vacation and staff apartments on the upper floors. Among other things, it is divided into ten condominium units, thus opening up flexible usage and utilization options. The basement has an attractive expansion reserve on an area that is currently only partially rented out as storage space. According to the development plan 41a of the town of Borkum, entertainment venues are also permitted in addition to pubs and restaurants; the "Inselkeller" discotheque used to operate here. If necessary, the area can also be converted into further staff apartments or similar after consultation with the building authority. The property has been extensively modernized over many years. Following a fire in 2002, the fourth floor was completely rebuilt, the roof was rebuilt, new windows were installed facing the pedestrian zone and the floors below were renovated. The heating system was replaced in 2015, followed by a façade renovation in 2017. In 2023 and 2024, several bathrooms were renovated, floor coverings were replaced with modern versions and the bedrooms were stylishly redesigned. The vacation apartments were also continuously maintained and modernized to a high standard. In 2025, the entrance area will be redesigned with a new door system and doorbell system. Haus Nordmeer is connected to the fiber optic network. The garbage can storage areas in the inner courtyard are currently being restructured and the courtyard area is being repaved. With around 240,000 guests and around 2.3 million overnight stays per year, Borkum is the largest of the East Frisian islands. As a recognized North Sea health resort, tourist demand is constantly high, which ensures economic stability. The property benefits from its location between the train station and the beach as well as its proximity to restaurants, retail outlets and tourist infrastructure. Its location in an urban development area offers further development opportunities - for example through subsidies for energy-efficient refurbishments. We will be happy to provide further information and documents on request.
