A popular day resort just off Belize City, Water Caye has attracted local tourists, Hotel Guests and Cruise Tourists for many years. The rustic resort setting, its working Pier and proximity to Belize City as well as its almost immediate proximity to Belize's main shipping and deep water channel make it a unique offering in all of Belize. The island holds tremendous potential with only 10 acres currently developed and 540 left to go. The island's has a private beach area with a rustic resort boasting a capacity to host as many as one thousand guests at one time. A massive palapa greets guests coming in off the Dock. Restroom facilities, showers and changing rooms are all along side the large palapa bar that runs right along the beach. Approximately 1,000 feet of sandy bay line the resort area and offer palapas and numerous coconut trees for guests to enjoy. A 20 kw Generator as well as 20,000 gallon water tank currently service the property and can service guests as well as a large construction or development crew. While these are the features that make the property immediately usable, the real value lies in the island's size and proximity to the English Caye Channel (Belize's deep water channel and main shipping channel allowing passage through Belize's Great Barrier Reef). The entrance to the channel lies just 2.8 miles southeast of Water Caye and the channel itself runs along the island's west coast just 2,800 feet away. This provides the island with immediate access to deep water with the development of a cruise or yacht port/marina on the west side of the island. With double digit increases in tourist visits to Belize year on year, this is the very best island opportunity available in the Western Caribbean.
