The property may be purchased as one lot or two adjoining lots as described herein, in which case the sale of each will be conditional on the sale of the other. As a total property, there is a good balance of flat to easy rolling contour and although it is farmed as part of a larger property it is estimated to carry 800 mixed age ewes, plus 50 to 60 trading cattle although much of the property is suited to horticulture crops. Block A: This comprises an elevated flat ridge of excellent soils and more or less square in shape. Soil type is Waikiwi silt loam, which is well suited to all forms of livestock farming and a wide range of crops including horticulture. Subdivided into 11 main paddocks and a small holding paddock around the buildings. Serviced by an extensive road frontage to Rakahouka Grove Bush Road and two internal lanes providing partial access. Block B: Comprises a balance of flat to easy rolling contour, including some fenced off pockets of bush and scrub two of which include established duck ponds. Subdivided into 8 main paddocks. Suitable for a wide range of livestock grazing and a portion for cropping. Presently reliant on water supplied from Block A and would require an independent source but there is a permanent stream running through the property which may provide an opportunity to set up an individual system if sold separately. There is an existing gravel pit on this block. Subject to the vendors purchasing a suitable property.
