Property DetailsA handsome Listed mill house with river frontage, in a popular village close to Cirencester. This traditional former mill and mill house is thought to date from the mid to late 18th Century with later additions. It is listed Grade II. For 200 years it was owned and operated by the Hayward family as one of seven working mills on the River Churn. Flour milling finally ceased 1936 and the mill was converted and extended in 1938. The house has always been an integral part of village life. During the War evacuee children from London were housed there and it also became a small hospital. In the 1940’s and 1950’s it provided a place of recreation for local children and a venue for village entertainment, particularly plays and films. For the last 36 years Baunton Mill has proved to be a wonderful family house. The three main reception rooms and the entrance hall are all well proportioned and are across the front (south) side of the house. The entrance hall has wealth of oak joinery including a fine oak staircase and French casement windows opening onto a terrace. All three reception rooms have fireplaces and exposed beams. From the First Floor landing are lovely views over the mill race and river walk. The principle bedroom has an en-suite dressing room and bathroom. There are four further bedrooms on the First Floor and a shower room with a studio/bedroom at the far end beyond the back stairs with a sink unit. On the Second Floor is another bedroom and bathroom, a store room and a large (31’x16’) playroom.Baunton Mill is approached over a circular gravelled drive with a separate entrance and exit. There is a lawn and flower beds and the front of the house is well screened from the village road by a tall hedge and a stone wall. Down the side of the house is a yard with a store, outside steps leading down to the cellar and steps up to a private walled garden bounded by stone walls and a copper beech hedge. Across the back of the house is a wide stone terrace interspersed with rose beds with raised walls and steps up to a further lawn with the swimming pool with its paved surround and pool shed on the far side. The stone terrace also borders the River Churn with steps leading up to a footbridge with sluice gates. Beyond the footbridge is a delightful walk, at one time thought to be a towpath running between the river and the mill race ending up at the mill pond, a small lake known by locals as "Baunton Dock", from the days when wool and grain were brought upstream on flat bottom barges. The River Churn forms the eastern boundary on the property, with valuable double and single bank fishing.A separate back drive leads down to a parking area and timber double and single garages. Beyond is a Cotswold stone barn with two loose boxes, a separate cloakroom and stairs up to a First floor office and storage area. Behind the barn is the gas boiler and gas tanks for the pool heating and three further sheds, one of which is a pony stable another houses the swimming pool equipment. Down the side of the back drive are two connecting paddocks, the furthest of which has a field shelter.About 3.27 acres (1.23 hectares) in all.
